CEO Mr. Moutaz Al-Khayyat Talks Construction | Project Mall of Qatar

Seventy per cent of the construction for the Mall of Qatar in Doha has been completed, commented CEO Mr. Moutaz Al-Khayyat head of Qatar-based UrbaCon Trading & Contracting. Once completed The Mall of Qatar will become one of the largest shopping malls in the world, and sitting adjacent to a Qatar World Cup Stadium the billion Dollar project is set to welcome 20million customers annually.

Construction of the Mall of Qatar is 70% complete and the project is set to open in 2016, according to the contractor's CEO Mr. Moutaz Al-Khayyat, head of Qatar-based UrbaCon Trading & Contracting.

Estimated to open in the first quarter of 2016, the Mall of Qatar will serve an estimated 20 million customers a year, with 400 shops that will include high-end luxury goods, the world's powerhouse brands and an exciting array of food, beverage and entertainment.

There will also be a luxury hotel, a family entertainment centre, a five-star restaurant and 82 other restaurants, cafes and other eating establishments.

The head of Qatar-based UrbaCon Trading & Contracting, Moutaz Al-Khayyat, says it is making “great progress” in the construction of the mall.

Built at an estimated cost of up to $1 billion USD, the 4,176,000-sq-ft shopping centre will be adjacent to a 2022 World Cup stadium, and will have a dedicated station on Doha's new metro line. The centre will have more than 1,750,000 sq ft of retail leasable space on three levels, along with underground and surface parking for 7,000 cars.



UrbaCon Trading & Contracting has been involved in several huge projects over the last few years and has become one of the most respected building contractors in Qatar. In addition to the Banana Resort, included among its projects are the Mall of Qatar, the Sheraton Doha Hotel and Convention Center, and the Lekhwiya Stadium at Al Duhail.

Mr. Moutaz Al Khayyat | Timing is Everything at UCC

CEO Mr. Moutaz Al Khayyat of UrbaCon Contracting & Trading (UCC) explains that when it comes to project scheduling, fast tracking is a time-saving technique, but only if your suppliers are as committed as you are.

Moutaz Al Khayyat, CEO of UrbaCon Contracting & Trading (UCC), fully understands this challenge, and has devised a system whereby procurement and project directors work hand-in-hand in order to ensure delivery on-time, every time.
 
UCC has committed to a three-day supply policy on all of its fast-track projects, which is being fuelled by clear communication channels and the direct involvement of senior management. Moutaz Al Khayyat explains: “We have developed a mechanism on urgent projects that allows us to go directly to a supplier that we know can have the materials on-site within 48 hours. We would normally conduct a three-price comparison, but on our VIP projects, which are all fast-tracks, a delay in the delivery of materials cannot be sanctioned under any circumstances.”

Khaled Moustafa Elzein, procurement director at UCC, agrees with his CEO, Moutaz Al Khayyat, commenting: "Our policy for fast-track projects is to secure orders within three days – under instruction from the top management - and for other projects that are of lower priority we deliver in seven days. We work as a team; there is no director and manager. I share all the problems with my colleagues, and I have built up a strong relationship with all of the directors. Whenever there is a problem, we set aside our emails, sit down and go through it to arrive at a solution.”

Fast-track is a flexible way of ensuring that projects are successfully completed in a fraction of the time in order to maximise the benefits. That why fast-track construction has become increasingly popular, although it’s reliant on stringent procedures and excellent management skills. “At UCC the top management are on-site and in complete control of the work process,” says Elzein. “I have worked for a number of companies, but I have never before seen the owners show up three weeks or four weeks before the handover to make sure that everything is in place and is delivered.”

No-one rests on their laurels at UCC either, with the company updating its procurement processes on an annual basis. This allows for a review of any delays, dictating that any potential problems can be sorted out quickly and effortlessly, and in doing so the company ensures that suppliers are satisfied by releasing payments as soon as possible.

“UCC is successful because of its commitment to both clients and suppliers: anything that needs to be delivered is delivered on-time. And that differentiates us from many of our competitors in the marketplace,” concludes Moutaz Al Khayyat.
